How Can I Increase The Value Of My Home?

We all want to make the most of our house – especially if we are planning on selling. We recognize that modern fittings and features are what buyers are looking for, but the cost of upgrading our home can put us off. However, there are changes we can make that don’t cost a lot of money and some that we can even do ourselves.

Here are a few ideas of what updates you can make to your home that won’t break the bank but will definitely increase the value of your home.

Kitchens Sell Houses

It can be really expensive to renovate a kitchen.  However, there are some things you can do to help make a kitchen renovation more affordable.

Update your current kitchen cabinets with simple fixes like repainting them, replacing doorknobs and handles.

Update the taps and consider changing the old stainless-steel sink with a more modern ceramic one.

If you are feeling more adventurous have the backsplash replaced. New tile will instantly freshen up the look of a kitchen.

If you want to repaint the kitchen avoid “fashion colours” – keep colours soft and neutral to avoid dating the whole house.

Updating light fittings is also an inexpensive way to change the look of your kitchen.

Beautiful Bathrooms

A bathroom renovation can also be quite expensive but, if you are not planning on doing things like replacing the bath or retiling, then they can be kept quite low-cost and still make a bit impact.

If you’d like to retile your bathroom but the cost is prohibitive, there are paint techniques that allow you to paint the tiles.  This provides a professional and updated look at a fraction of the cost.

If your bath is a little grubby consider resurfacing it.

Replace broker shower screens and update taps and shower fittings.

Install a bathroom vanity to provide storage.

New towel rails are also a good thing to invest in.

Even just buying new towels and bathmats can make a huge to difference to your bathroom.

Something as simple as replacing the old toilet seat can give a bathroom a fresh look.

Onward and Upwards!

If you want to add living space to your house but lack the ground space to do so, think of going up! A loft conversion can add a good amount of space to you home, but they do need careful planning. A good loft conversion can increase you floor space by as much as 30%.

If you live in a bungalow, you might even consider putting on a second floor, but this is very costly and is a major renovation.  Not for the faint of heart! It also might not be financially worth your while to do this so work out the numbers carefully.

A Lick of Paint

It’s amazing what a new coat of paint can do! It immediately transforms your home. Freshen up your house with a new colour. It might be all you need to do to up the value of your home and it is something you can do yourself if needs be. Just make sure you know the steps of cleaning and priming a wall before painting it the colour of your choice.

Garage Doors

When driving up a road one of the first things you see as you pass by the houses are garage doors. For good curb appeal make sure your garage doors are looking good.  They might need replacing of simply a new coat of varnish or fresh paint.

The Light Fantastic!

Lighting is a really simple fix that do wonders to the appeal of your home. Maybe update a few of your light fixtures.  Let natural light into your house by making sure that your windows are cleaned regularly.

Flooring

The trend these days is for hardwood or laminate flooring. Carpets are difficult to keep clean and don’t wear well in high traffic areas. Hardwoods, laminates, vinyl’s and tiles are hardwearing and east to keep looking fabulous! If your floors are looking a bit shabby consider upgrading.  The installation however will probably have to been done by a professional so keep this in mind when costing the project.

Outdoors

In South Africa, we love to be outdoors. Beautiful garden spaces bring a lot of value to your house. Patio and braai areas that are well thought out and finished are great assets to your home.

Swimming Pools

This is a tricky one. Consider your neighbourhood carefully before adding a pool to your home. What attracts buyers in your area?  Are they families or young couples, or the elderly? While a young family might love a pool, elderly people will most likely not want the upkeep that comes with having a swimming pool.

What might be something to consider is putting in a smaller, plunge pool. They cost less while still adding the luxury of pool side summer life.

Concluding Thoughts

There are many ways to make an old house feel new. Small projects can make a big difference – and they are fun to do! If you plan to go the DIY route, make sure that the updates you are wanting to do are manageable and won’t become too difficult or too expensive. Call in professional help if you need it – it will save money in the long run.
